PROGRAM OVERVIEW
The CCB Transitional Rooming House Initiative converts 59 Middle Rose into a 5-room supportive housing program serving returning citizens, disabled adults, veterans, workforce trainees, homeless individuals, and young adults. The home provides affordable rooms paired with workforce training and supportive services.
PROPERTY CONVERSION PLAN
The existing 3-bedroom, 1.5-bath home will become a 5-room housing model by adding two converted bedrooms. Renovations include fire safety, ADA access, egress, appliances, and shared amenities. Construction performed by Do It All LLC.
POPULATION SERVED
Returning citizens, disabled adults, veterans, trainees, homeless individuals, and mixed-population referrals.
PROGRAM SERVICES
Private furnished rooms, supervised environment, case management, CCB workforce training, life skills, referrals, and pathways to employment and long-term housing.
OPERATING MODEL
5 rooms × $850/mo = $4,250/mo revenue. Monthly expenses ~$2,800–$3,200. Net revenue supports CCB operations.
FUNDING NEEDED
Renovations ($25k–$40k), fire upgrades, ADA, furniture, licensing. Target sources: NJ DCA, HUD CoC/ESG, reentry grants, veterans funds, CDFIs.
